Rente foncière et anticipation dans le périurbain

Abstract : The urban growth is modifying the structure of territories. In the bonds between agricultural and residential land market, we can observe this change grounds destination, before the urbanization. We develop in this article an hedonistic model for quantify these bonds. We adopt a hedonistic modelisation with a formalization of owners anticipations. This model, estimated in two stages, mobilizes a transformation box-cox of the endogenous variable and explanatory variables with joint test of heteroscedasticity and the space autocorrelation. It is based on the land and urban transactions, over 10 years in Bouches du Rhône district (more than 36 000 changes used). We use a GIS (Geographical information system) on the scale of the cadastral section, for a very detailed description of the environment (distance to the urban center, zonings, population, fiscality, etc.). We show that the effects of anticipation are dominating the land market and the land policy is not sufficient to control them.
