Understanding the Formation of Farmland Price in French Agriculture Zones

Résumé
The main objective of this thesis is analyzing the formation of farmland sales price in French agricultural areas. We have analyzed the functioning of farmland sales markets which are conducted primarily in agricultural predominate areas. In the predominant agricultural areas, the net-agricultural return to land is the main determinants of farmland price. However, the price of farmland has been influenced by farm, non-farm factors and the operation of French local farmland markets. The primary question of this thesis is how these fundamental farmland economic factors (mainly net-agricultural return and cash rental income of farmland) can explain the French local farmland transaction prices. The functioning of French local farmland markets, farmland rental market regulations, environmental policies and farm support instruments on farmland price will be highlighted and analyzed in the paper.
La principale question de cette thèse est d’analyser comment la profitabilité agricole et le prix du fermage expliquent les prix des terres agricoles en France. Pour ce faire, les transactions foncières sont caractérisées à différents niveaux géographiques, en distinguant les opérateurs du marché entre exploitants agricoles et non agriculteurs. Un modèle de marché local de la terre est développé pour éclairer les relations entre la profitabilité de la terre agricole et son prix. Trois applications empiriques sont présentées.(...)
